Moda Living was founded in July 2014 by Caddick Group plc and Generate Land Ltd. It has five operational build-to-rent neighbourhoods in Manchester,[4] Liverpool,[5] Birmingham,[6] Leeds[7] and Edinburgh[8] and currently has a pipeline of over 20,000 new homes worth a combined £6.5bn.[9]

The business works with investors including KKR,[10] Ares Management,[11] Harrison Street,[12] NFU Mutual[13] and Apache Capital.[14]
